Seasonal Maintenance Tips for Fall

The breeze is blowing, the leaves are falling, and the colors are changing, which means it’s time to get those boots and sweaters out of the closet and prepare for autumn’s arrival. Each time the seasons change, it’s also a good time to inspect your rental property and perform seasonal maintenance. The key to effective Chicago property management lies in protecting and preparing your rental home for cooler weather. Other Chicago property management companies may not take care of maintenance issues until they are needed, but at Real Property Management Chicago Edge, we know fall maintenance improves the value of your property and keeps it looking great on the inside and out.

Check Heating, Ventilation, and Air Conditioning Units

To prolong the life of these systems, clean or replace the AC and ventilation system filters. Be sure the heater is in good working order (you don’t want your tenants freezing inside!) and remove any buildup on fans and airways. Bleed radiators and cover your A/C unit if you need to.

A proactive approach to maintenance of these units will help you avoid expensive repairs. If your rental property has a basement, check the level of humidity and any humidifiers to ensure they are working as they should.

Perform a Fall Property Inspection

Smart Chicago property management means regular property inspections at least quarterly. As fall begins, have an inspector walk inside and outside the rental property. Be sure that all windows, doors, locks, plumbing, appliances, and other aspects of the property are in order. A fall property inspection call reduce your maintenance costs. This is also a good time to verify lease compliance.

Perform Fall Landscaping

Just because it’s cold outside doesn’t mean people won’t notice the outside of your property. A well-maintained lawn goes a long way, especially if you’re trying to attract a new tenant. Fertilize the lawn, prune trees and shrubs, and remove any plants or roots that impact the siding or brick of the rental property.

Have a Fireplace? Hire a Chimney Sweep Company

You want your tenants to be able to enjoy that cozy fireplace in their living room. Before it snows, hire a chimney sweep service to inspect your chimney and fireplace and remove any obstructions like bird’s nests.

At Real Property Management Chicago Edge, we are different from other Chicago property management companies because we’re here to assist you in every season of the year! Give us a call today to put us to work for you.
